The Practice
Land, design and quality,vetted before anything else.
TrueLuxe Estates works with a deliberately short list of clients and an even shorter list of properties. We take on an estate only when the land is clean, the design has merit and the build will hold for generations. Then we present it to the few people it was made for.
Nothing here is a listing. Every estate on these pages has been walked, questioned and vetted by us before it reaches you. If it is not right, we say so.

Access
A curated portfolio of residences for select clients. Estates that rarely reach the open market, and the introductions that go with them.
Discretion
Private by default. Details shared with chosen clients, and never circulated. Your interest stays between us.
Judgement
Land, design and quality, vetted before anything else. We walk the site, read the title, question the drawings and decline what falls short.
What the practice does
Estate acquisition
Finding, vetting and securing estates and land in and around Bengaluru for private clients. From the first visit to registration.
Bespoke residences
For clients building rather than buying: land, architect introductions and oversight from plan to handover, at the standard our own houses are held to.
Second homes
Shared ownership of staffed coastal residences in Goa and Alibaug, run by TrueLuxe all year, for clients who want the house without the project.
Advisory
A second opinion on an estate you have already found. We read the land, the paper and the plan and tell you plainly what we see.
